The pointing on my wall is coming out and there are gaps between the brick work. What should I do?

If you're experiencing a problem with the pointing on your wall coming out and gaps appearing between the brickwork, please be aware that we do not carry out all types of repairs. You are responsible for:

• fixing hairline cracks to external walls, brickwork and plaster
• filling holes caused by the installation of utilities – such as satellite dishes
• decorating internal walls (unless it has become necessary after a repair work by L&Q)
• decorating ceilings (unless it has become necessary after a repair work by L&Q)

If you're experiencing any other issues, please report it online or by contacting our customer service centre.

You'll need to tell us:

• what area is damaged
• what the defect is
• if there's a health and safety risk regarding crumbling or fallen brickwork
• if the defect could be the result of subsidence
• if there's any cracks in the external or internal walls
• if the cracks are horizontal or are at an angle
