What should I expect when my boiler is serviced?

Each year, we carry out a gas safety check to make sure your boiler is operating safely and efficiently. This is known as a Landlord Gas Safety Record (LGSR) or CP12 check - which we are legally required to complete.

During the visit, our qualified engineer will:

• inspect and test your boiler for safe and efficient operation
• check that the flue and ventilation systems are functioning correctly
• test for gas leaks and carbon monoxide risks
• measure gas pressure and check combustion levels
• test all safety devices
• provide you with a copy of the LGSR certificate once the check is complete

This service does not include radiator checks, expansion vessel adjustments, or internal cleaning of boiler components - unless they are necessary for safety reasons.

If any repairs are needed, we'll arrange a follow-up appointment.
